Foreclosures On The Rise Again in Maricopa County (AZ) According To Default Research

Arizona_home Saturday September 9, 1:12 pm ET

The number of foreclosures in Maricopa County (AZ) increased by 35 percent in August of 2006, according to Default Research, the rapidly growing real estate research company for foreclosure properties.

"The foreclosure rates are beginning to heat up again in this area," said Serdar Bankaci, president and chief executive officer of Default Research, Inc. "Although it's always difficult to predict the weather, it was not hard to see that foreclosures would rise again in Arizona."

Last month, Default Research predicted that the decrease in foreclosures in Arizona and even parts of California would be short lived. And Maricopa County is not alone. Pima, the second largest county in the state, also had a significant increase (11%) in its foreclosure rate.

"The rise in foreclosures has made Maricopa and Pima a buyer's market," said Bankaci whose company will be featured on CNN and Headline News this Fall. "Market home sales are slowing, forcing many homeowners to lower selling prices."

Bankaci points out that not only does this provide investors with an opportunity to buy properties at discounted prices, the purchaser also helps a homeowner in economic distress. The up-to-the-minute Default Research leads allow their clients to be in the position to offer immediate help to struggling families. The homeowner is able to sell quickly to avoid foreclosure and to maintain his or her credit.

"This is a rare, and excellent, opportunity for both parties to benefit. Investors get a property at a lower price and families get out of trouble. Used properly, the leads are the ticket to the win-win situation," said Bankaci.

Default Research already delivers its pre-foreclosure leads two to three weeks ahead of the competition. Now Default Research is launching an Internet database to help its clients work even faster and to search more easily through those pre-foreclosure leads based on their selected criteria. Default Research clients will have complete access 24 hours a day to access to the most up-to-date foreclosure information in the nation on the revolutionary web site. The Web site will offer free comparable property reports along with online property valuations - making it the ultimate tool for those interested in pre-foreclosure properties.
